Hunting product controls
Every proposal must identify the animal class, hunt dates, guide scope, lodging/meals, deposit and cancellation terms. Trophy/harvest charges are never buried inside lodging revenue. Herd inventory, lawful movement, identification, testing, mortality, fencing, escape response and biosecurity records control saleable hunt capacity.
Camping and group formats
Forty launch sites with a mix driven by utility cost and demand; add rental RVs after operating proof.
A few reserved low-density locations with check-in/out, fire, waste, wildlife and emergency rules.
A separate site away from the lake with its own pavilion or future enclosed winter room for Scouts, churches and retreats.
Start with one cabin, then test container, caboose and non-airworthy fuselage concepts subject to engineering and code review.
Phased attractions and high-margin add-ons
- Disc golf, guided fishing, wildlife photography, birding, snowshoeing, cross-country skiing and forestry tours.
- High-adventure ropes course only after vendor design, land-use approval, inspection, rescue plan and specialized insurance.
- Outdoor AR arena, digital trail challenges and STEM programs that deepen engagement without replacing nature.
- 3D-scanned forestry model, habitat demonstrations and educational land-management programs.
- Later robotics demonstrations, familiarization stays and retail partnerships, including lawn automation and carefully supervised humanoid systems.
- Apparel, mascot merchandise, memberships, seasonal passes, equipment rental, sponsorship and media-location fees.
Food, venison and timber
Phase 1 favors packaged vending and goods from compliant suppliers. Prepared food or venison sales require verified lawful sourcing, processing, plan review, licensing, cold-chain and labeling. Timber revenue remains excluded from recurring underwriting until a qualified forester verifies species, volume, access, sustainable schedule and existing contracts; firewood may use lawful on-site materials within that plan.
