ONE PROPERTY, TWO OPERATING MODES
The central concept is a controlled transition between Hunt Mode and Deer-Immersion Mode. Hunt Mode restricts the enclosure to authorized hunters, guides, animal-care staff, and support teams. Deer-Immersion Mode is scheduled outside active hunting, opens only approved guest zones, prohibits guest access to animal-handling and biosecurity areas, and uses host-led movement rules. A hard calendar and physical controls prevent overlap.
OUTSIDE-THE-FENCE HOSPITALITY HUB
Because the buildings are outside the high fence, lodging, check-in, weddings, the venison mess hall, parking, retail, administration, and most group activities can operate without bringing every guest into the cervid facility. This hub becomes the year-round commercial center.
SIGNATURE PACKAGES
- The Hunt Weekend: guided hunt, lodging, meals, field service coordination, and taxidermy or processing concierge.
- Camp Among Whitetails: hosted campsite or glamping stay, wildlife orientation, photography walk, mess-hall supper, and morning nature program.
- Rusty Lantern Wedding: ceremony, reception, lodge stay, rehearsal meal, photography locations, and optional guest recreation.
- Corporate Field Retreat: meeting space, meals, team activities, guided hike, and evening fire program.
- Family Water Weekend: lodging or campsite, paddling or aqua-park session, fishing, meals, and nature activities.
- Forest and Field Workshop: landowner education with qualified foresters, habitat professionals, and cervid specialists.
PHASED CONCEPT
Proof Phase: confirm legal feasibility, stabilize the herd and fence program, use existing buildings, run invitation-only pilot stays and events, and measure demand.
Core Phase: formalize lodging, mess hall, event grounds, trails, campsites, booking systems, and partner packages.
Destination Phase: add selected lodging and the aqua park only after utilization, contribution margin, permits, insurance, and financing thresholds are met.
DESIGN PRINCIPLES
The guest experience should feel rustic, premium, and authentic rather than theme-park-like. Use clear wayfinding, accessible routes, dark-sky lighting, low-impact construction, quiet hours, and views into nature. Keep service areas, hunting movement, animal care, and emergency access invisible to guests where practical but operationally efficient.
The concept succeeds when each asset supports several revenue streams: the mess hall serves hunters, campers, weddings, and retreats; lodging serves all segments; trails serve recreation and forestry education; and partnerships turn specialized services into bookable packages without carrying unnecessary fixed payroll.
